What to Fix This Season So It Does Not Cost You Later

The work that costs you later is almost always the work you put off, and in South Jersey it falls into four buckets: water, heat and systems, exterior, and interior. Do these on schedule and you prevent the repair instead of paying for it.

The Four Buckets

Water, Heat, Exterior, and Interior

Four short lists, done on schedule, keep the repair from ever becoming yours to pay for.

Water

Gutters and downspouts, before fall leaves and again in spring. Water that backs up finds your foundation. Downspout extensions pointed away from the house. Sump pump tested before the spring thaw, and dehumidifier in the basement and crawl space through summer humidity. After heavy rain, walk the yard and find the low spots where storm water sits.

Heat and Systems

Furnace or heat pump serviced before heating season. Filters changed on schedule. Water heater flushed once a year. Before the first freeze, shut off and drain exterior hose bibs. A frozen pipe bursts, it does not warn you.

Exterior

Roof checked for missing or loose shingles before winter storms, flashing where the roof meets walls and chimneys, and branches trimmed back off the roof. Caulk around windows and doors. Fix trip hazards in walkways before ice.

Interior

Smoke and carbon monoxide detectors, batteries included. Kitchen and bath fans run to pull humidity. Attic vents clear. Damp spots noted so they are watched, not ignored.

The Real Math

What Deferring Each Item Actually Costs

A clogged gutter is cheap to clear. A foundation with water in it is not. A maintenance visit for the furnace costs a fraction of a failed heat exchanger in January. I will not invent a dollar figure for your house, because every home is different. What I can tell you is which items compound, and those are the ones to do on schedule.

Rather Hand It to a Pro?

Common Questions

Frequently Asked Questions

Honest answers to the questions homeowners ask most about seasonal maintenance in South Jersey.

What should I do before winter in New Jersey?
Shut off and drain exterior hose bibs, service the furnace, clear gutters, and check the roof for loose shingles. Freeze and thaw is the biggest external stress on a South Jersey home.
When should I check my sump pump?
Before the spring thaw and before summer storms. Test it with a bucket of water, and make sure the discharge line points away from the foundation.
How often do I really need to change the furnace filter?
Follow the manufacturer's schedule, and at minimum check it monthly during heating and cooling season. A dirty filter makes the system work harder and shortens its life.
Does a damp crawl space matter?
Yes. Persistent moisture is what rots floor joists and draws pests. A crawl space should be dry, and a dehumidifier is often the fix.
What is the most expensive thing to put off?
Water-related work. Gutters, grading, drainage and foundation moisture all compound, and none of it gets cheaper with time.
